OP, you definitely need a lawyer.
From my layman perspective, there's a lot here to dislike, but some of it may be typical boilerplate. For example re: "Compliance With Laws and Regulatory Covenants" ... If there's a new law that makes the place impossible to use - without some huge expenditure, you'd be screwed. While the next section re possible zoning changes is more reasonable.
And if you're interested in buying the place, the built in yearly rent hikes might put you in a very difficult position. If things are going well for you at this location, why would the landlord sell - if his rental income keeps going up by way more than what may be reasonable at the time.
I imagine that there's a lot that you can identify in this proposed lease that should be negotiated - BUT, a lawyer should be able to help identify which things may just be annoyances - and which things could cost you big bucks, and possibly even your business. You must be pretty motivated to even consider these terms and having legal help figuring out where to draw the line is critical.
