Yes you are right. Buying is expensive, but there can be great opportunities if you network directly with small town owners getting ready to retire.
Do not buy a small book of business <$300K through a broker, but do work with an advisor.
I don’t normally do this because they are a competitor of mine, but connect with IA Valuations, it’s a division of OIA and they may be able to give you some pointers or recommendations in your state.
