I just purchased a home in a very high fire risk area in socal. No one would insure. Needed california fair plan insurance just for fire. $3,000 a year. That’s not even including the wrap around plan. Yikes! IMO it’s worth it. I love living in the rural California backcountry. If you’re buying a new build, your home will be built with fire resistant materials and designs such as fire sprinklers, fiber cement board siding/stucco, asphalt roof/clay roof, closed off eaves.
The fires in San Diego county a couple years ago made it a few miles from the coast. Areas that weren’t high fire risk areas a few years ago now are. Unless you live surrounded by a concrete jungle or sand, there’s always a risk in Southern California.
