fair take and I mostly agree with you. A lot of the “dead” inventory isn’t broken, it’s just mispriced based on 2021–2022 expectations. Once sellers adjust a few percent, things do clear. Where I still see the split is in how fast that adjustment happens, but some sellers price to market immediately and move, others chase the market down for months.
