My parent died. I am the trustee and the only real asset I need to deal with is their house, which is currently being rented out as she had to move to assisted living/ memory care. Just under 3k feet in 90049, large lot, good bones but not definitely not a high end home.
Thought is to list in March…..or April?
do I need an appraisal right now? Or do appraiser figure out date of death appraisal later?
As an added fun the Redfin and Zillow estimates are 600k apart. Much of the value lies in a large double lot. But maybe the value of buildable land is lower right now. Also the location is in high risk fire zone (we do have fair plan insurance for 7k year).
Commission: is 5% -6% commission total still normal (let’s say sellling prices 3million)? I’ve used flat fee and discount brokers before but I’ve never dealt with a house at this price range. Do realtors who deal with houses over 3 million take lower commissions?
Tenant: I feel badly for the tenants who lived in a few years ago. But I think it would be very hard to sell rented out and the taxes are about to go up 10x, making renting a losing proposition plus I need to split with siblings. Should I offer 2 months free to vacate(rent is 10k/mo).? We could try to rent it another year or so and the rent would cover taxes the tiny mortgage taken out for renovations and insurance at the least but who knows what the market will do in a year…
I get constant fliers from luxury real estate agents (my parent’s mail comes to me) but I don’t know where to start. I’ve sold several homes before but not in LA and always in a hot market so this is different…..
Sorry I’m unfocused right now, just seeking whatever guidance possible. I’m also doing all this from afar.
