While totally possible, there are other events that cause plenty of damage but aren't "the big one." Like the Napa quake in 2014.

"Just sell" when everyone else is doing the same will either mean you can't sell or you sell at a much lower value.
All that said, most people don't have it - expense being the primary reason why.
