This comment made me look into 34 a little bit (30 minutes of googling). Most compelling thing I found was [this report in the LA Times](https://www.latimes.com/homeless-housing/story/2023-11-16/aids-healthcare-foundation-low-income-housing-landlords) detailing some of the issues around properties owned by the AIDS Healthcare Foundation. Reading this lead me to vote yes on 34 and no on 33. LA times does not support 34 and endorsed a no vote but also does not support 33 and endorsed no.
