I have other properties that take me over the standard deduction, so the property tax, mortgage interest, maintenance/repairs management fees, etc are all deductions worth ~24% to me (federal tax bracket - no state incomr tax in NV). I did not count depreciation (3.636% of purchace price each year), which many take as a tax deferement. The 21600/year number was calculated by cash flow (800/mo) + payments to principal (550/mo) + value of tax deductions (450/mo) which combined is 1800/mo multiplied by 12.
