Questions about house insurance. I live in California. I got a letter from my house insurance company (State Farm) last year stating that they had someone take pictures of the property and they found that there are tree branches touching the roof over my garage. They also stated that the roof looks worn so I need to have the tree branches removed and get a roof inspection and follow whatever the roof inspection calls for as far as repairing or replacing the roof otherwise my insurance coverage would be placed into non-renewal and expire in March. This January I got the trees removed and the roof inspected. Based on the roof inspection report the contractor found “ significant granular loss” of the shingles, but only recommended repairing the area where the trees had worn the shingles. They also gave me a quote to repair that area, but nothing else. I sent the inspection report to my local agent and told them I would be getting the area where the shingles were worn replaced. A week or so later after the repairs were completed I sent them pictures of the repaired area. My local agent responded by saying that because the inspection report stated there was “significant granular loss” that the underwriting department determined that the roof needed to be replaced entirely. I’ve gone back-and-forth with them a few times and stated that the original letter that they had sent me only required me to follow with the inspection report from the contractor advised which I had satisfied, but they told me that they’re underwriting department reviewed the pictures and determined that the roof needed to be replaced entirely based on what they see in the pictures. What options do I have at this point? The roofing contractor told me that the roof is getting older, but it has at least 2 to 5 years of life left once the repairs are completed. I also told the roofing contractor about the situation with my insurance company and they offered to give me a two-year roof certificate stating that the roof will be good for at least another two years, but my insurance company said that this would not be acceptable and the roof needs to be replaced regardless. sorry for the long post just hoping to get some outside opinions or thoughts from others who have experienced something similar.
