I’ve been using Flat Fee MLS services to sell my flips for years now. If you’ve purchased a Flat Fee MLS listing, all your agent is doing is getting you on the MLS. Your contact info should be on the MLS, so if any buyer agent wants to reach you for a showing, they can. Your agent can easily manage hundreds of listings because you are essentially acting as your own agent.
You control pricing, showings, photos, description, buyer agent commission, open houses, etc. The MLS gives you the same marketing any full service agent gets you. But anything that gets you showings, is under your control.
So if you are not getting showings, I would check if you are offering a competitive buyer agent commission to incentivize buyer agents, and if you’re priced competitively.
Flat Fee MLS services like Houzeo work well and will save you thousands, but remember you have to adjust to the market just like your agent would’ve advised you to, if you had a full service agent instead of a “entry only” Flat Fee MLS agent.
Regarding non-agents: The entire real estate ecosystem is built on monetizing leads. So if a buyer who doesn’t have an agent finds your property on Zillow, and tries to schedule a tour or reach the agent, Zillow will direct that buyer lead to a paying agent. Who will then look up your info in the MLS and reach you. Same for Realtor, Redfin, and brokerage platforms like KW. It’s the same if you had a full service agent or go with a Flat Fee MLS agent. The industry has done a great job ensuring we’re suckers for the Buyer Agent’s Commission. Nothing you can do about that.
So really, pricing is the main lever under your control, if you already have pro pictures and a competitive buyer agent commission covered.
