Typically you can't raise the rent during a lease period, perhaps there is some special clause that allows it. But default would be that the rent is fixed for the term. I would be mainly looking for all the correct forms and addenda, mold, ab1482, lead paint etc and also checking if there are any specific default by tenant rules, lawyers also recommended a small legal fee disclaimer like max of $200 in legal fees.
