I wouldn’t overthink it, but I feel like you’re spot on with getting renters out. But, don’t forget, that’s a desirable zip code. If you’re selling at what you roughly suggested, it will take some time to find the right people that can afford that. I’ve seen stuff sit in the 2.5-4 range for a while. The question will be, can you afford to not have renters in there if it will take a while to sell?
