For those who don’t know, this comment is referring to a 1031 exchange which is a special provision in the tax code allowing a tax payer to defer income tax. The major pitfall that happens in 1031s is that there’s a limit on the time you have to execute, so people will often buy a bad deal in order to meet the deadline - this is basically letting the tax tail wag the investment dog.
