Mostly agree, but I think this overstates how split the market is. A lot of what looks dead is really just pricing lagging reality by a few percent. Homes are still selling once sellers adjust. Turnkey still moves, but only at the right price. Buyers are value sensitive again. Feels less like three lanes and more like one market with very different seller expectations.
