Do you have an appropriate contingency written into your offer? Unless you're confident that you know better, I'd walk. Flooding will get worse, especially with the destruction of environmental protection regulations and agencies, and buyers will become increasingly aware of it, so I wouldn't want to invest in a property that *might* not be in a floodplain.
