"Updates to Roof, Electrical, HVAC and Plumbing...." Soooo....this is a question that, as an HOA, was never asked in the past. I surmise this question has become more common due to the recent insurance climate in California (and other states, I assume) which has caused us to go looking in the E&S market. My question is...how accurate do the dates and actions taken need to be? We're pursuing a quote for an HOA master policy which covers several detached houses for fire (building only, not inside the walls). In terms of maintenance to the items they are asking for...the responsibility all practically falls on each homeowner. As a result, the HOA board can only ask and get approximate answers from the homeowners. Most of them didn't keep receipts or detailed records of when and what was done.
