Really just trying to help, as I've been in situations similar \- 2nd mortgage or HELOC to cover the roof? \- Perhaps try and go short term cheap and cover the existing for a few years. The other thing to consider, what's the history in your immediate area? Meaning what's the likely hood you'll need to pay out 2K? Last year, a hurricane destroyed 1/2 a property I owned. The only thing I got done immediately was the roof. Everything inside was on hold until I paid the deductible. That said, homeownership is fantastic. Good on you. Stay the course. You're building wealth, even if takes some time. One last piece of advice, and I don't think new homeowners here this enough. When you rent, the monthly payment is the ceiling of your 'home' expenses. When you own, the mortgage is the floor.
