Pacific Palisades vs Rancho Palos Verdes?

Pacific Palisades vs Rancho Palos Verdes? Just for reference I am a single male in my 30s that works remotely. I don't come from a wealthy family (barely scraped by in a small condo in Irvine in the 90s), but I have been fortunate in building my business over time with many unpaid hours to get here. I am born and raised in California. Primarily I have lived in Orange County. **I am looking at properties in Rancho Palos Verdes (RPV), Pacific Palisades (PP), and in between.** For a while, I was somewhat set on Laguna Beach, but given the prices, I have been thinking about these areas recently. Most of RPV and PP is actually cheaper than LB with better views and larger homes at the same prices. I know RPV has been having issues and there is a dedicated map for seeing whether a home falls in the area that is "sinking into the sea". I would be buying outside of those areas and if I ended up buying there, I would make sure to receive a geologist's opinion. Just to add to this -- I did look at Topanga years ago and decided not risk it due to shifting earth underneath. The question does come down to areas, accessibility, and lifestyle. I realize RPV is considered "remote", but it seems like almost everywhere in LA you area commuting to one place or another. Aren't most places considered "remote" from another? I grew up in OC and everything there is pretty close. With Laguna Beach, Dana Point, and San Clemente being considered a little further from everything else. I am more of a home body, but it is because I run my own business and I am not currently dating. I would like to get back out there though now that things are stable (took about 5 years). Does living in RPV hurt your date-ability score or not too much of a factor for surrounding areas (Long Beach -> PDR)? I looked it up and the homes I am looking at are within 30 min (25 min to downtown LB and 30 min to LAX). On the reverse, it looks like from PP, your 30 min radius is Malibu -> BV -> LAX. So, why do so many say RPV is so far away from everything? What are people generally referring to here? Is it just that you are typing in RPV on the map which is at the furthest point near the beach? The homes I am looking at have spectacular ocean views and are about 15 min from typing RPV into Google and hitting enter. **Edit:** Adding the following that I have considered and didn't mention in the post: "I looked at land there \[PP\] after it burned down, but right now I am looking at homes that survived. Admittedly, there are not too many options, but some of them are nice. No matter what, I am only looking at places that have a view of the ocean. I am a little concerned about ongoing construction and I am taking into consideration whether something will be rebuilt that may obstruct views. I know there are also plans to build affordable housing -- nothing against this, but I wouldn't want to spend several million to have one built next door (noise and also can devalue the property). So, I am doing the due diligence around those things." I have also wondered about increases in home insurance costs related to the fires and earth movement which will be looked into. Another poster mentioned possible "ground poisoning" which didn't cross my mind -- I will look into this. Also, utilities possibly being an issue -- this would be found as soon as I speak with an agent, but worth looking further into as well. **Edit 2 \[Relation to PP\] -- this has nearly fallen off my list entirely:** Quick PP soil contamination references: [http://publichealth.lacounty.gov/phcommon/public/media/mediapubhpdetail.cfm?prid=5006](http://publichealth.lacounty.gov/phcommon/public/media/mediapubhpdetail.cfm?prid=5006) [https://ph-lacounty.hub.arcgis.com/pages/post-fire-assessment-home](https://ph-lacounty.hub.arcgis.com/pages/post-fire-assessment-home) [https://www.latimes.com/environment/story/2025-05-04/soil-test-methodology-altadena-pacific-palisades](https://www.latimes.com/environment/story/2025-05-04/soil-test-methodology-altadena-pacific-palisades) Home insurance hikes: [https://www.claimsjournal.com/news/national/2025/06/25/331431.htm](https://www.claimsjournal.com/news/national/2025/06/25/331431.htm) [https://www.jchs.harvard.edu/blog/californias-homeowners-insurance-market-national-bellwether](https://www.jchs.harvard.edu/blog/californias-homeowners-insurance-market-national-bellwether)
