The agents present mentioned that these properties generally require non-QM loans, although I am currently pre-approved for a conventional loan. I was quite taken with the overall atmosphere—plenty of trees and natural surroundings contribute to a very pleasant neighborhood feel. Before moving forward, I would greatly appreciate any insights from current residents or those familiar with the area, specifically regarding: 1. Neighborhood Safety: How would you assess safety in these areas? Two of the units I visited has a bedroom facing a greenbelt with no fence (though it appears potential fencing can be added with HOA approval). 2. Parking: What is the parking situation like for both residents and visitors? Is finding parking generally straightforward or has it been challenging? 3. HOA Experience: How would you describe your experience with the HOA in these communities? Are they responsive? Have there been any notable issues or challenges? 4. Additional Concerns: Are there any other concerns or important factors prospective buyers should be aware of before purchasing in Laguna Village or Casa de Laguna?
