I recently attended several open houses in the Laguna Village (3-bedroom, 2-bath condo) and Casa de Laguna (single-level condo) communities in Laguna Hills. The agents present mentioned that these properties generally require non-QM loans, although I am currently pre-approved for a conventional loan.
I was quite taken with the overall atmosphere—plenty of trees and natural surroundings contribute to a very pleasant neighborhood feel. Before moving forward, I would greatly appreciate any insights from current residents or those familiar with the area, specifically regarding:
1. Neighborhood Safety: How would you assess safety in these areas? Two of the units I visited has a bedroom facing a greenbelt with no fence (though it appears potential fencing can be added with HOA approval).
2. Parking: What is the parking situation like for both residents and visitors? Is finding parking generally straightforward or has it been challenging?
3. HOA Experience: How would you describe your experience with the HOA in these communities? Are they responsive? Have there been any notable issues or challenges?
4. Additional Concerns: Are there any other concerns or important factors prospective buyers should be aware of before purchasing in Laguna Village or Casa de Laguna?
Any feedback or personal experiences would be immensely helpful as I consider my options. Trying to see if the neighborhood worth of taking a non-QM loan. Thank you in advance for your guidance.
