Good job on this, it’s a good and understandable brief on the state of housing. One nagging issue to add for LA is the state of how individual agencies responsible for approving various permits have become their own veto point causing delays for long, long times. And how agencies like DWP have forced design standards on buildings that make them ugly to the street because they want the transformer to have prime street frontage.
