Can the renters afford it? Maybe they would be interested. You could skip all the agents and just use a title company. So much simpler.
You should get an appraisal now, it should be dated based on when your parent died and the transfer of ownership goes to you. And you can send that appraisal to the county for them to help use in setting its new taxes. This could take a while to hit after you do. I’ve been through this kind of thing, it’s crazy how long it takes.
You don’t need one for selling it. That’s up to the buyers bank and loan people. You could sell it for higher than your appraisal, which means your taxes would be lower than if you wait and use the sales price. But works the other way too.
I’d agree about selling if you have multiple people involved in owning it now. You could try selling it while rented but I’d imagine your buyer options expand massively by having it empty.
And spring is a great time. Maybe even February or March. Personally, I’d be kind and give the renters plenty of time to move if they have been good renters. If they have kids they may ask to stay till The end of the school year.
