Its normal to feel unfocused after a loss. It sounds like you’re thinking about all the right things. The date of death appraisal can be ordered now; essentially it just needs to be done before distributing the trust assets and before you file taxes for the year the house is sold, as it protects you from a huge capital gains increase. You don’t need to order an appraisal for the purpose of selling—the buyer will do that. When it’s time to come up with a listing price, we do that based on a comparative market analysis at the time. Zillow and Redfin are helpful in getting a rough estimate, and buyers will certainly start by looking there, but they aren’t definitive (I usually see Redfin with slightly higher estimates than Zillow for what it’s worth). As for commission—it’s always negotiable in any contract. That being said, 2.5-3% for the listing agent is still typical, while you might see a slightly lower commission go a buying agent at times, but like I said—it’s negotiable.
