Live in an active senior community. Looking to do a remodel of a cottage (although technically for insurance it is classified as a condo). Gutting everything out, new framing, flooring, new kitchen, bathroom, adding 2nd bath, new windows, extending both bedrooms. Basically going from 750sq ft to 11 sq ft

In this community HOA is strict and only vetted contractors are allowed to work.
They must have Auto Liability, General Liability, Workers Comp
The contractor has the following:

General Liability
1million each occurrence
500k damage to rented premises
15k med Exp
1 million Personal and Adv Injury
2 milliion General Aggregate
2 million Products-Comp/OP AGG

Auto Liability 1 million combined single limit
Workers Comp
1 million each accident
1 million ea employee
1 million policy limit

On all 3 policies the HOA is named as Additional Insured/Certificate Holder
​
So we are about to get started and I am checking his insurance and he says that he does not want to pay for Workers Comp and will not carry it. He says since it is mainly him, his dad and his cousin, they are not going to sue each other if one gets injured so he does not need workers comp. I was not happy to hear this. He will also use subcontractors at times such as electrician, etc.

I'm looking to make sure if crap hits the fan, I am covered and not sued or paying anything.
1. Am I covered if a worker gets injured while doing the project?
2. Am I covered if damages occur to the property?
3. Am I covered if they start a fire and burn down my unit?
4. Am I covered if they damage or injure a neighbor?
