Berkeley Hills homeowners insurance non-renewal (wildfire score) any carriers/brokers still writing?
Hey folks, looking for some real-world Bay Area info here.
We’re up in the Berkeley Hills near Grizzly peak and just got a notice that our homeowners policy won’t be renewed later this spring due to wildfire risk scoring. We’re covered until the end of the term, but I’m trying to get ahead of it so we don’t end up scrambling. They also gave us some kind of wildfire score of twenty-three, interface twenty-three, whatever that means. Some neighbors mentioned that there might be a remediation or an appeal. Clearing vegetation near your home could help, but I don’t have much vegetation, so I’m unsure if it would help us. However, it may have worked for others.
I called AAA to see if switching was an easy option and they told me our property is ineligible too, which was pretty discouraging. A couple neighbors have mentioned getting coverage through Mercury via a broker, and another one went the Spinnaker Specialty route through Inszone (sounds pricey), but I have no idea what’s actually realistic right now.
If you’ve managed to get a new policy recently in the Berkeley/Oakland hills, I’d love to hear what worked, which carriers are still writing, and whether there were any mitigation steps that made a difference. If you’d rather not post names publicly, DM me reccomendations and I’ll keep it private. Thanks.
