Homeowners insurance is increasing largely because insurers are paying out far more in claims than they did historically. The states you mentioned experience some of the most frequent and costly catastrophic losses in the country, resulting in billions of dollars in damage every year. These disasters are occurring both more often and with greater severity than in the past. In Florida, laws previously allowed contractors to take over homeowners’ insurance claims through Assignment of Benefits (AOB) agreements. This led to widespread litigation and significantly higher claim costs. Although Florida has since reformed these laws, similar practices have spread to other states. Texas has seen a rise in severe hailstorms and hurricane-related losses, driving claim frequency and severity higher. California has experienced catastrophic wildfires, such as the Palisades Fire, where the average cost per destroyed home was approximately $3.7 million. In addition to rebuilding costs, California policies often include provisions that allow policyholders to recover extended additional living expenses. These costs can range from $20,000 to $40,000 per month and may last for multiple years, substantially increasing total claim payouts. At the same time, construction costs have risen dramatically. Since 2020, residential construction costs have increased by roughly 34% to 41%. Even without an increase in the number of claims, the cost to repair or rebuild homes today is significantly higher than it was just a few years ago.
