You have to get an estimate for a repair/replacement and send that to the seller for them to do the repair or give credit. They can either give full or partial credit. So serious would mean covering it completely. I would say depending on how much money you have in reserves and how much you like this house compared to others will determine if you want to work with this house or move on bc honestly, if it were me, it sounds like a headache. I would only move on if the seller covered almost everything. I am in St Petersburg, FL. So not too far away from you, and my seller is also a real estate agent so she replaced the roof a year ago, is replacing the water heater now. House is old like from the 40s but is well taken care of. 330k with 10k credit currently. Hoping that the inspection doesnt turn up too many things!
