I just told you that I am not getting quotes from other insurers bc they won't cover. But these insurers do cover extremely risky homes in Pacific Palisades and Topanga Canyon. You tell me how that can be? I wouldn't even be surprised if they pay less since it clearly doesn't make sense on a risk basis for them to insure homes in wildfire areas while not insuring homes in residential areas far away from those. I am underinsured bc the amounts they cover are far less. Just some years ago I paid 1.3k a year with Mercury for a larger home. I had full coverage with a full replacement value. Now (a few years later) I pay more than 4k a year for homeowners insurance for a smaller home. The coverage would not even remotely cover the full replacement value of the home. Both homes were located in residential zones that are in the center of the San Fernando Valley, many many miles away from surrounding mountains. This current home actually has a fire hydrant right outside on the street. I fixed everything that was wrong in the inspection report when I purchased.
